J'ai vendu une maison à Repentigny il y a 3 ans avec duproprio. Ca vraiment bien été rien à dire le service top et quand ta une question tu obtient rapidement une réponse si ce n'est pas immédiatement.
Et je viens tout juste de vendre un condo à Mtl tjrs avec Duproprio. Encore une fois 100% satisfait. Le premier set de photo qui a été fait par le représentant était vraiment mauvais. J'ai appelé et tout suite ils m'ont pris en charge et envoyé un autre représentant pas de niesage et sans frais. Vraiment été surpris par leur service à la clientèle.
Comme ça été dit plus haut, sois à tes affaires. Imprime les minutes des deux dernières assemblée générale de ton syndicat de copropriété, un état de compte et tout autre documents pertinents.
Plusieurs fois pendant une visite je me suis fait dire par les acheteurs potentiels que j'étais vraiment bein préparer par rapport à ce qu'il avait vue avant. C'est sur que ça joue en ta faveur.
Tu sauve de l'argent avec duproprio mais, ça ce fait pas tout seul faut être prêt à mettre l'effort. (qui est vraiment minime versus le montant que tu sauve)
DuProprio will be good if you have a property that is in a good desirable location and well priced (get a pro to come do an evaluation).
Benefits:
-No Commission given to the realtor cartel
Disadvantage:
-No visibility on MLS/realtor.ca although most people who shop nowadays will look on both MLS and DuProprio
-You must do paperwork yourself (not hard at all)
Now there are a few things you can do to counterbalance here:
-On DuProprio/Kijiji, you can always offer a 2% commission to any agent that brings you a buyer. Yes its still money but less than the 5%. Agents will NOT show your property to their clients if they dont get comped. Somewhat unethical but their stance is debatable
-If you want MLS/Realtor visibility, there are new flat-fee services in the Montreal area where you can list your property on it but still do the marketing/selling yourself. Flat fees range around 1k to get it listed on MLS. Look up QUBE realty. In this case, you will still need to provide a 2% commission to the agent that will bring you a buyer.
