You know what really grinds my gears about MLS and Duproprio?
-Buildings that have been listed for 1+ year and no adjustment in asking price.
-4plexes, bought 25 years ago at ~$350 000, bringing in $30 000/year, ~$8000 in expenses (heating oil, school+property taxes), but asking price today is $850 000....wtf man. After a lien check on the city's website, you see that the place was remortgaged on the paper increase 2 years ago for another $200 000, which the guy probably used to buy another building. Eat shit assholes.
I hope interest rates go up and all these fuckers go under. Today's article in the Gazette about sellers being stubborn hit the nail on the head.
Je viens d'acheter un 4plex, ULTRA CLEAN, RIEN à refaire dessus, toiture de 7 ans elastomère, toutes les fenetres changées dans les 5 dernières années, avec 24 000$ de revenu brut pour... 245 000$. Avec 25% de cash down hypothéqué sur 25 ans et toutes les dépenses courants payées, il me reste 3-4k à chaque années pour les imprévus.
Faut être MALADE pour payer un 4plex qui rapport 30k de chiffre d'affaire pour 850k hahahaha wow.
Si tu veux faire pareil c'est pas dure, t'achète à l'extérieur de montréal, pis si tu veux pas t'en occuper parce que c'est trop loin tu donne ça à une gestion immoblilière qui fait tout à ta place pour 5% du chiffre d'Affaire annuel du bloc.
