Update
I still haven't signed the offers that I was given by my broker (posted on the previous page).
I had my multipret broker contact Lendwise in regards to their offer to get a clarification on the title insurance requirement vs MCAP who doesn't have the same requirement and Lendwise lowered their rate from 2.89% 5 year fixed with a reduced penalty to 2.79% 5 year fixed with a reduced penalty to make the deal better.
2.79% seems pretty decent considering Scotia's promo that everyone is going crazy for is 4 years fixed at 2.74% but without a reduced penalty if you break the mortgage. I'd rather pay 3months interest of tens of thousands of dollars.
