Louer ou vendre un condo?

Je viens d'hériter d'un condo et j'ai eu une offre d'une personne intéressée à le louer. C'est un 3 1/2 situé dans l'Ouest de l'Ile de Montréal. En regardant rapidement sur Centris, des condos comparables se vendent dans les 130-140 000$. L'hypothèque est complètement payée sur le condo. Serait-il plus rentable de le vendre ou de le louer?
 
Ça dépend. Froid de même, les 2options sont bonnes.

Mais être dans ta situation, je le vendrais. Gérer un locataire et la paparasse, j'ai pas la patience ni la rigueur de faire ça. Si ça te tente d'essayer, ça ne te coûte rien et ça peut être formateur.

PS: Notre condo est loué et c'est ma conjointe qui s'en occupe. J'ai zéro patience avec ça.
 
Louer juste une porte, c'est du trouble en criss. Est-ce que le condo va peut-être prendre pas mal de valeur avec le nouveau train de la caisse de dépot?

Potentiellement oui. Il y a une station prévue à Pierrefonds-Roxboro qui ne serait pas trop loin. La location serait pour un an par contre. C'est une femme qui habitait auparavant dans le bloc qui est revenue de l'étranger et se cherche quelque chose près de sa famille pour le moment. Le condo a besoin d'une nouvelle couche de peinture (les murs sont roses) mais à part de ça, il n'y a pas grand chose à faire. Les planchers ont été refaits et la cuisine a été rénovée.
 
Si ta deja une locataire potentiel qui est prêt a signer pour 1 an. I would do it. Les condos dans l'ouest de l'ile se vende pas très bien surtout un 3/12. Au pire met le a vendre pis met la condition que si sa vend, well to bad shes got to go?
 
Vends ca tu suite. Calcules le temps ca va te prendre pour rentabiliser ton 130 k. C est du trouble pas mal je pense pour rien.
 
Regarde le coté comptable aussi car dans un cas tu vas devoir payé du gains en capital lors de la vente et de l'autre l'impot sur le revenu. Au pire loue le cette année a la dame pour qu'elle le peint à jour et le met propre et indique que tu vas le vendre pour l'été prochain.
 
Gut feeling is that the Rental Income + expected appreciation of the asset won't offset the carrying cost + hassle + capital gains on said appreciation in the short-medium term.

Any increased value from the REM, should be priced in at this point. Unless the cash flow figures into your financial planning I personally would sell it and put the money to work somewhere else.
 
If he hasnt already paid capital gain by inheriting the property I have a feeling they'll be waititng for him when he sells it.

Unlikely, I haven't prices going up in the west island at all.

The REM seems still like a pipe dream, project hasn't even started and there's so much controversy over it seems like everyone is in wait and see mode.
 
Vend le et avec le +- 120 000-130 000 restant achète un 4-5-6 logement qui va t'enrichir 4x plus rapidement que le condo.

It's going through, there are no more Ok's needed. All they need is the signed money commitment from the federal and provincial and it will be a go. It's all political timing. Expect announcement in spring and shovels in the ground by end of year.

and thats the biggest thing, every wing of gov't is using it as blackmail/hostage to get what it wants.

CN is gonna play hardball too.

It's not a simple as a done deal.

Provincial government is behind it big time, huge disappointment if they can't bring this home. + political win before next election. They're the one's that initiated this from day 1. If it fails it won't be on their end.

Federal government has been more silent but they are massively behind on their promised infrastructure spending, there is leftover money from last budgets commitment no reason they'd say No.

CN has nearly no role in this. AMT presently owns all the rails that would be in the transport corridor and those assets will be transfered to CDPQI when that agency is abolished and replaced.

CDPQI also bought the entire elevated entrance into central station from CN presumably because they couldn't come to a compromise and just bought them out.

Besides for 1-2 stations where they have operations near one an other, and the REM's maintenance facility being located in PSC near CN's train depot. CDPQI and CN have worked out everything needed.

The consortiums who are interested are known and have submitted their applications, the technical details have pretty much all been determined.

Since this is technically a partnership and not just the government "giving" money to CDPQI for the REM, the hangling that's going on is in regards to the structure of said partnership, revenue sharing and probably future rights to buy out partners.

This is much closer to being done than you know. CDPQI has a 600 person team working on this. I'd be shocked if it doesn't get built.
 
Si tu veux te lancer dans l'immobilier. Je pense pas que tu peux avoir meilleur conseil que celui la.

le meilleur conseil est de le garder, l'hypotequer a 80%, le louer et acheter un plex avec le 80% comme mise de fond.
