We are going to make an offer on this place tomorrow. Went to see it tonight and fell in love. Needs a new kitchen yes but it's exactly what we want. New roof in 2018 and other things. Electrical has been replaced. Air exchanger and proper vapour barrier in basement but didn't bother doing the hot water tank . House has been staged really good lol

Curb appeal is so so, it needs some work but it's outside stuff I enjoy. Offer will be with a short closing window. It's at the lower end of the budget but what we want

Pas mal plus intéressant pour le prix que l'autre maison de banlieue plate que t'as montrée.
 
That's actually a very sensible price, there's a decent amount of work but there's a lot of charm to the place.

I didn't realized it was so cheap out in lachine. Is it because this is in the "ghetto" avenues of lachine?

It's been on the market since February... Has been lowered twice original asking was 399. It might come down to you can't really expand and increase value massively so the property bro flipper is out. Young first time buyers will look at a new condo that doesn't need maintence annually. A family with two kids might find it small.

Municipal evaluation is 240k last done in 2017. I'm not going over asking price on it but I won't low ball either but not getting into a bidding war. We have a place already

Broody would love the hard flooring.
Un peu champêtre à mon goût mais ça va parfaitement avec l'âge de la maison. Les 2/3 du monde aurait mis du flottant ou vinyl à un certain point et ça n'aurait eu aucun charme, là c'est cute et ça se sable au besoin. Mais ça doit craquer.

The diffrence is I don't rush into anything with blind eyes. I already have a place to live so to me I can take a few more minutes to pull up some info. My wife is going back tomorrow with the kitchen guy.
