That thing on Ste Ambroise / St Remi is in rough shape. Our city doesn't know what to do with it, I think they are still hesitating between a redevelopment into condos and some sort of low income housing project.

Tax dollars to moving that mill will be incredible. Imagine the sort of value they'd ask just for the land given all the developments? safe to assume all the land is also contaminated
 
Je pensais que les maison étais moin cher dans le coin de québec.

C'est une ''belle petite maison'' mais 225000 c'est quand même cher. Quand même pas a coté du pont non plus. Y'a le traversier mais tsé...
I guess c'est a cause du terrain de 11k pi2.

Les maisons ne sont pas vraiment plus cher dans le 450 que le 418.

Les voisins se vendent 190 a 200k avec 5000 pie2 et 225k avec 10k pie.

La maison est prime spot, a pieds du complexe desjardins, ecoles, patinoires, san dachat, epiceries

On a eu la maison au prix du marche en plus davoir le terrain de triplex a cote. Une fois subdivise elle sera evaluer a 210k. Et le terrain +-90k a 100k. Il y a aussi potentiellement un autre terrain a droite de la maison(9m de facade terrain en 6m de maison) mais c de voir si ca vaut la peine(terrain 60k?)

There are condo projects already going up there. I rather the city buy the mill land and use it for low income housing vs more air BNB rentals. Luckily the money for these flashy projects might be drying up for the time being. The canal has been ruined by endless cookie cutter condos with no real development plan. It's build, build , build who cares what it looks like and how it interacts with the surrounding area. As I said before you are already starting to have private security bitching at you for using public right of ways between those buildings

Canada malting? Nothing has been approved yet for the redevelopment, still fighting over renwick's projet and the social housing project...

I live on the canal in one of the original redevelopment projects and we really enjoy the spot.

Ce que je comprends pas c'est que la ville se fait plaisir à annoncer des saillies de trottoir et moins de stationnement à droite et à gauche sur le plateau, mais pour Griffintown c'est le far west, sans foi ni loi.

Griffintown c'est dans le sud-ouest, le maire d'arrondissement c'est Dorais. Il aime faire vroom vroom dans sa buick pas comme ferandez. Voilà ton explication.
 
question random, quand l'agent d'immeuble te dis que les acheteurs sont rendu à l'étape du notariat, y'a pas mal rien a faire et c'est peine perdu right ?

Pour faire une comparaison boîteuse, c'est comme si un couple était dans l'église avec le prêtre qui va les marier :)
 
Rendu au notaire ça veut dire quelle a été inspecté et que le financement est la.


Parcontre il peut avoir des troubles légaux qui sortent chez le notaire comme une servitude, droit acquis, etc
