Cirencester House- The refresh

Les banques font souvent demandés ça et envoyer leurs évaluateurs quand tu veux faire des travaux dans une maison. Mettons tu paie ta maison 500k avec 100k$ down (20% down, pas de SCHL) et tu veux avoir une hypothèque de 500k$ pour faire 100k de travaux.

Tu fais venir un évaluateur qui évalue la valeur marchande de ta maison dans son état actuel et une valeur projetée après travaux. Si t'as payé ta maison un prix correct ou un peu en bas du marché, ca te donne de la marge pour faire des travaux. Si t'as payé ta maison trop cher... soit tu cherche un évaluateur plus créatif, ou t'es fourrer et tu dois attendre que la valeur de ta maison augmente plus et/ou que t'ai remboursé plus de capital pour réhypothéquer à 80% de sa valeur.

Tu peux jamais aller en bas de 20% par contre.

Comme dibbs a dit , dans le cas de gregster ça s'applique pas. Le dude vient juste d'acheter pis a juste fais des travaux mineurs. No way qu'il va payer un évaluateur pour se faire dire que sa maison a pris 5k de valeur lol..

What we were debating doing is having the kitchen done within the next 6 months and adding it onto the mortage. We are at 20% down and the bank has no issues with it

Gave it the pushed to get the master bathroom done today. I like the new shower doors. They were worth it. No more frosted textured glass

Bathroom refresh came out great.
I have a friend that stained his parquet floors in a darker color and it came out very nice. Alternatively, if there's no creaking going on and the floor is even, you can just throw some LVP on top of there and install new baseboards. For no mess and little headache you've changed the look of the room.

Hilarious to see the hot water tank drain like that. I bought a little pump that drains the tank in no time and you can screw a hose on it to direct wherever.

Ha you know my luck with hotwater tanks lately... It's funny you mention the floor, but that snap together hardwood stuff does look nice and isn't horribly expensive.

On another note. I had to remove the railings to drag the matress upstairs and still barely fit.

Found an open box special on a basic stainless fan at the local Rona to replace the stinky white fan

We cashed in a bunch of our amex platnum points for giftcards to fund some things around the house.

I ripped out that random shower downstairs and will be turning it into a storage room as it was originally with the House. As usual someone cut through the a support to run the pipes. Without getting into even more trouble I patched the damaged section and added another 2 studs to the mix. I used shark bite connectors on the pex pipe for now as I'll be putting a sink in the garage.

Upstairs on the first floor we are giving the powder room a face-lift. New toilet, vanity and new mirror which hasn't arrived yet

Sur la 2e hpto: les 4 2x4 ont l'air arreter juste au dessus de stud horizontal un peu plus haut......si oui: tu as passer du temps a patché ca pour rien ;) c'était juste du soufflage/clouage.

ps.: c'Est ben rare un mur porteur dans une cave...normalement il y a juste une poutre et qlq poteau ajustable....tout la portance est fait par les solives. ;)

Thanks!. I'm not a builder I just don't like seeing massive holes cut out in things. Even if it wasn't needed the fact I made it look better I can sleep better at night. I'll grab another photo from the other side and post

Been working on the powder room upstairs. We hated the sink etc. I already changed the toilet last month. We wanted a corrugated look on the wall. So for this paneling and turned it around width wise. I'd say all in it cost around 600-700$. I cashed in amex points which got a 500$ gift card so most of it was covered with that. Applying silicone is something I hate. I messed up one spot, in a visible area. I'll have to redo that.

I originally bought the same vanity as we have upstairs but it was "too square" for the space" the angled wall made it look strange. I returned it to Canac and got this one from Home Depot. Cheaper yes but it fits in much better.
