Did I just lowball?

There's a condo for sale in Laval for 235k. I offered 215k, which is a 8.5% negotiation and the agent is acting like i'm the worst lowballer in the world. They signed the sellers declaration in June 2014 so its been almost a year that it's being sold. Municipal value is 220k. I think my offer is somewhat reasonable?
 
C'est correct, le marché du condo est tellement pas facile que si ils veulent vendre ils vont accepter.
 
Prob just mad that you made him driving across town just to give a low(er) offer than he expected lol. Sounds like a reasonable offer to me. :dunno:

I thought that the guy put his house for sale a year ago and received 0 offers, i might have a chance but again, maybe he is just really not in a hurry to sell and won't decrease his price.

The broker said that usually people negotiate 5-7k max on condos lol... He seems likr a good guy though but after a year on mls, i would push my clients to sell.

I told him that if my offer is rejected, i will make the same offer on a similar property as the other agent told me that there is a big chance that I'll get it (which is true).

Lets see how it goes.
 
Btw not really related, would you order an inspection on a condo? Its a 2007, 3 stories building. Everything seems to be ok and i didnt see any cracks on the foundation or whatever.

Le marché est ultra a chier cette année, beaucoup de stock a vendre, peu qui achete. Soit pas surpris que tout le monde est sur les dents.
 
your offer makes sense given it's been on the market for so long. In the same time he has the right to refuse and wait until he gets his price. It all depends how desperate they are to sell. I would think they would definitely still consider your offer and probably counter at 230 and which point they'll expect you to go to 220 and you'll meet at 225.

L'an passé mon père a offert 350k$ sur une maison de 450k$ à vendre depuis +1 an et il l'a eu.
Pas loin de chez-nous, il y avait une maison affichée à 240 000$ et elle a été vendue 170 000$ après 1 an.
Il y en a qui veulent vraiment vendre. Le marché est poche pour les vendeurs.

Ouin mais c'est sure que je mattends a un contre offre. Le gars n'a meme pas commencé a chercher une nouvelle propriété ya pas l'air pressé du tout, même si ca fait un an.

Always inspect. Your spending a nice chunk of your savings on what is the largest purchase of your life (I assume (until you get a house)). It cost what? 500$. your already dropping 200+K whats another 500$?

Lmao tell the broker he can suck your 2 incher because negotiating 5k on a 250k condo is a joke haha...

If the seller doesn't wanna drop a cent off his price that's fine, but the broker is a freaking tool by telling you that lol!
 
J'ai fait une offre à 375 000$ pour un duplex à 440 000$...Elle a été accepté. Ça dépend vraiment de la situation du vendeur, plus tu en sais sur eux, plus ça t'avantage.

Ça se peut tellement! Quand ma maison était à vendre, c'est l'agent de l'acheteur qui négociait par l'entremise de mon agent, qui lui me remontait l'information. À un moment donné, j'étais tanné de perdre mon temps et j'ai appelé directement l'acheteur et il n'était même pas au courant. On a fixé un prix au téléphone en 2 minutes: 22 000$ de plus que la dernière offre de son agent. Parfait, pu de niaisage, vient faire une 2e visite et signe les papiers. Mon agent était dépassé par les événements!

Mon père a lowball un lot de terrains qui voulait pas vraiment. Prix demandé : 275 000$. Il a offert 80 000$.
Catégorique non.

En 2 ans le prix arrêtait pas de baisser, mais le vendeur n'arrivait pas à vendre.
Rapelle le père, 150 000$, le père dit non.

115 000$ une coupe de semaine plus tard. non.

Finalement, tétage, 105 000$ et la vente conclue.

Ca vaut souvent la peine de low baller, tu sais jamais.

Mon bro a lowballer une porsche cayenne hyper clean ce prontemps. Prix 25 550$. Lowball à 19 000$, le vendeur a dit OK ! lol! Et il a même payer la taxe ( ancien char de cie) et 2 tire neuf.

Moi j'ai lowball ma piaule sur l'ile de MTl, normalement ca ne se lowball pas, et je l'ai eu a un excellent prix, ca le vendeur voulais discuter, mais a refusé mon offre primaire. 10% en bas que j'avais low ball. Entente à 7.5% de moins que demandé.
