Moi aussi je penche pour B, mais ca implique qu'on detruit notre relation avec le voisin en imposant notre droit de servitude de passage et en batissant un garage. C'etait pas un probleme avant parce que la bonne femme qui nous a vendu sa maison avait 95 ans et pas de voiture. S'tun peu complique notre affaire maintenant.

En ordre de priorite, c'est sur qu'un veut s'assurer d'avoir suffisamment d'espace habitable pour ce qu'on veut, le garage vient en deuxieme.

VR6, MrSpace, vous avez combien de pi2 habitable dans vos demeures? C'est suffisant / trop / pas assez?

Pas sur que la comparaison soit pertinente j'habite pas au centreville alors c'est complètement différent. J'ai 2800pi2+ "habitable" si on utilise les termes d'agents immobilier, donc sans compter le sous-sol qui est parfaitement habitable lol

Avec 1 kid on a clairement pas "besoin" de tout ca, sur les 4 chambres au deuxième on utilise la chambre des maitres, bureau, chambre bébé #1 et la chambre bébé #2 est vide (pour l'instant). Le sous-sol est pas fini mais c'est pas dans nos priorités parce qu'on a pas besoin de l'espace présentement. Est-ce que c'est "trop grand" je dirais que non, est-ce que c'est "essentiel" non plus, sa fait du bien de pouvoir être 6 dans une cuisine sans que personne se marche sur les pieds, mais sa peux très bien être fonctionnel sans que ce soit le cas aussi :dunno:

Mon condo faisait 1100pi2, ca aurait été petit pour une famille avec 1 enfant mais complètement faisable, juste pas l'idéal.

1) est-ce qu'on est pret a exploser notre relation avec le voisin parce qu'on veut un garage?
2) est-ce qu'on sacrifie de l'espace de vie pour avoir un garage
3) quelle valeur on cree en ayant un garage vs. espace de vie (critere pas super important, mais interessant)

L'espace de vie qu'on sacrifierait pour le garage impacterait la salle de jeu / TV room, bureau / chambre d'invite, salle de bain, gym.

c'est pas évident. ça dépend de tellement de facteurs,
Si tu prévois revendre lequel va valoir le plus (surement un parking ext et plus de surface habitable)
Si tu passes tes weekends tout le temps à l'extérieur (chalet, camping, etc.) alors pas beosind e gros de place en semaine
Si tu as une grande cours ou pas

etc.

Si c'est pour 7 jours semaine et/ou revente future je crois que l'espace de vie prime sur le garage. Les pieds carrés vont valoir bien plus de $/pc que du garage
 
2800 pc habitable + le sous-sol , c'est fucking huge

Ouais c'est grand mais les pièces n'ont pas vraiment d'espace useless, par exemple plutôt que d'avoir une chambre des maitres énormes avec trois autres plus petites chambres les 4 chambres à l'étage son de bonne grandeur mais reste dans le "raisonnable".


J'ai déjà visité des maisons avec plus petit en superficie mais qui semblaient trop grande pour rien à cause de la disposition des pi2, sa dépend vraiment de la maison. Mais sa reste pas petit je te l'accorde lol
 
Exterior parking spot is subject to a right of way (servitude de passage) with the neighbor, so you either assume:

House A: you come to an agreement to remove the right of way but both neighbor and your house give up their garages

House B: you keep the right of way, you and your neighbor can't legally park outside so you need to have an interior garage. There is potential down the road that you can use the exterior parking again... Maybe 10 years down the road?

honestly, 250sqf is very abstract without seeing how it impacts the layout/sizes of the rooms. To me 250sqf isn't an enormous amount of space. Also are you actually going to use the garage to park your car or is it going to turn into a shed and store all your stuff?

If it's the latter does that give you more space in the yard since you won't need a shed to store things?

Is it possible to sacrifice some of the front "yard" for parking?

Also are you actually going to use the garage to park your car or is it going to turn into a shed and store all your stuff? Answer: If we build a garage, it's basically because we haven't come to an agreement with the neighbor and the garage MUST be used as a legal parking space. If we park outside, there are good chances that the neighbor enforces the right of way on us, which could ultimately result in our car being towed, etc.

So garage would have limited storage space in that context.

If it's the latter does that give you more space in the yard since you won't need a shed to store things? We'd probably have a shed for the outdoor stuff, but we also asked to incorporate a lot of built-in storage functions in the basement for indoor stuff.

I'd build the garage maybe use it or not, but cut 3feet of grass in the front on my side to create enough space to park while maintaining the right of way.

You can also convert the garage later... put a big frosted glass door and have a 3 season playroom/room open to the outside.

it's more complicated than that, we've been in discussion for weeks now over our respective legal rights.

We share a driveway, 50/50. Driveway is perpendicular to street. We both have garages that are parallel to the street and which are located under the house in the basement. To access the garage and make the necessary turns, you need to step on the neighbor's portion of the driveway. There is a reciprocal "right of way" which entitles either party to step on the other party's portion of the driveway to access their garages. The consequence of this is that the driveway is NOT a legal parking space. We have legal opinions stating that fact from both my and their notaries.

The garages, in their current state, are too small to fit a modern car. Garage door is 7.5" by 8".

So, we're doing our project and we need to have a legitimate parking space. In practical terms, it just seems like we're creating a big mess out of nothing, but there's no way we are going ahead with the project if we can get fcked down the road when they sell their house and the new neighbor tells us we can't park in the driveway and we've at that point, potentially decided to get rid of the garage. We're in this place for the next 20 years and we need to consider all the bad shit that could happen in that time period.

So the options to fix the issue are:

1) We + neighbor park in the driveway. Basically, we remove the right of way and agree not to build on that piece of land. The consequence for the neighbor is that they lose their garage because we no longer accept them to drive on our property to access it (because our car will be legally parked there!). But is the garage really lost when it's not really usable in its current state? The consequence is the same for us, we lose our (non-functional) garage but we have livable space where the garage used to be.

1) with a twist We agree to removing the right of way, but we build a garage nonetheless outside of the driveway's area. In this case, we have two legal parking spots, one in the garage, one in the driveway. The garage is built at the expense of livable space which would likely be used for a common area living room, office space, etc.

2) We + neighbor disagree on modifying the right of way, things get ugly and we both need to enforce our legal rights. We have no choice but to build a garage if we want a legal parking space. In this case, we give up livable space for that garage. Maybe some time down the road when the neighbor sell their house and a new guy comes in, we reset relationships and we get "illegal" access to the driveway as a 2nd parking spot.

We are heading down path 1) at the moment, but I'm curious as to what MR thinks of 1) with a twist. Garage vs. livable space...
 
Remplace 'garage de 250 sqft' par 'walk-in de 250sqft' pis demande à ta blonde.

tes souliers vont etre sur le mur a droite de la voiture, tes robes a gauche pis le reste de tes cossins dans les boites de rangement en avant de la voiture.
 


Ehhh boy , check la bébelle rénové par Monsieur bricole , regarde le limon central de l'escalier , ça ressemble étrangement a un limon préfabriqué pour escalier extérieur que tu dois utiliser en paire , tu vois les '' triangles '' collé pour faire les contre marche , regarde comment le limon est pogné en haut et regarde en bas, pèse pas en haut de 200lbs et tien toi en plein milieu , j'espère que les marches sont encastré dans le mur !

mention spécial au revêtement vertical , installé comme soffite en dessous du balcon ... ça doit être beau quand il pleut hehe

mention spéciale à la toilette a 36 pouce d'un mur au milieu de salle de bain en angle :rofl:



j'aime beaucoup sa vue sur le Lac et ses armoires de cuisine ( sauf les comptoirs home made ) j'imagine que ce n'est pas si cher parce que c'est relativement proche de Trois-Rivière


Selon la photo Google qui date de 2014, y'avait une pancarte a vendre Remax , et le revêtement extérieur était déjà tout déclippé , les balcons sont nouveau par contre quoi que c'était facile a voir avec les photos
